What to do when your home inspection report shows problems

Author: Joe Cline

More and more home buyers in Austin are following the advice of the Federal Housing Administration and obtaining home inspections before closing on a new home. But, it’s not always clear how to proceed when the inspection reveals problems or areas of concern. As a prospective buyer, you may not be aware of your options. Every situation is different, but in most cases buyers have four basic strategies for addressing defects revealed by a home inspection report.

Accept the house in its current condition

If you feel the house is still worth the money you’ve offered for it despite its problems, you can opt to reaffirm your offer and buy the house anyway. If you pursue this option, you should be certain you have the cash in hand to repair the conditions if they worsen. Certain repairs require immediate action; for instance, a broken heating and cooling system may really release carbon monoxide into your home. If you accept the house in “as is” condition, you’ll be responsible for the cost of repairing it.

Renegotiate the offer

If the problems revealed in the home inspection report are serious, you may wish to modify your offer to buy. The owner will then have the choice of accepting your offer, rejecting it outright, or making a counteroffer. The costs of home repairs vary widely depending on the company chosen, time of year, and regional differences, but here are some general guidelines to major home repair costs to help you in renegotiating the offer.

• Replacing a forced-air furnace - $1,700 to over $3,500, depending on energy efficiency
• Replacing a heat-pump - $800 to over $1,400
• Replacing air conditioner compressor unit - $800 to $1,200 or more
• Cleaning air ducts - $250 to over $500 or more
• Replacing galvanized steel plumbing with copper pipes - $2,000 and up
• Upgrading electrical service to 100 amps - $1,200 to over $2,000
• Upgrading electrical service to 200 amps - $1,500 to over $2,000
• Replacing a roof – Varies, but usually at least $2.00 per square foot
• Major foundation repair and replacement – $300 or more per square foot

In Austin, rebates ranging from $180 to $650 are available from Austin Energy for the buy of high efficiency heat pumps and air conditioning units, so you may wish to factor these savings into your offer as well.

Question the owner to repair the problems

While the owner of the property is not obligated to go through with the sale if you make it contingent on repairs being made, often they will be willing to right defects in order to close the deal. Be specific in your requirements; especially vital is defining exactly what standards you expect from any repairs made. Allowing the owner to remedy the conditions will save you money at the time of the sale, but may end up costing you more down the road if the repairs are not done to an acceptable standard.

Walk away

If the problems are serious, such as major foundation cracks or sagging, substandard wiring, or a basement that periodically floods, withdrawing your offer may be the best choice available. Especially in today’s housing market, there are plenty of homes available. Many times it is better to walk away from a home with serious structural problems, rather than to risk paying for those problems for the foreseeable future.

The Pro's And Con's Of Custom Built Homes

Author: Peter Watson

Just as any housing choice, there are pros and cons to custom built homes. A new home is the most expensive item most people will ever buy. It is also a highly emotional choice, so it pays to do a small research before making a commitment.

The largest advantage of working with a custom home builder is that you can get the color scheme you want, along with all the desired features. Perhaps you yearn for a butler's pantry or a covered patio. For some, a garden bath is a must, while others desire large closets. And as for colors, you might want carpeting or tile in a shade that is not commonly used. Or you might absolutely abhor the color scheme used in an existing home.

Whatever features you need to make your new home your own personal castle, a custom home builder can work with you to provide them. Most builders who have been in business even a small while have dealt with virtually every request imaginable. They will know what will be required to include your special touches. For example, they will know that adding a ceiling fan will require additional support mountings in the ceiling. A sink in the utility room will involve pipes and a drain.

A custom built home also enables you to make sure that all electrical outlets, cable drops, and phone jacks are where you really want them. Perhaps you have designated a wall for the entertainment center. It is very frustrating to find while moving that there is no outlet on or near that wall. Certainly, all these things can be added later, but the mess and inconvenience is less if they are built in before sheet-rock and paneling is installed.

There are, of course, some disadvantages to custom built homes. The first is the cost. A fully custom home will be more expensive, and even taking a builder's plot and altering it can drive up the price significantly. It will also be longer before you can go in, sometimes up to six months or more. And you may have to furnish what basically amounts to two loans. The first will be for interim financing to cover costs while the home is being constructed. This is usually cleared at closing. The second is your standard mortgage. This means more paperwork and more waiting for approvals.

Another potential disadvantage to a custom home can arise if you need to sell it. The very options that made the house ideal for you can be negatives to other buyers. Color schemes that are too unusual, extremely over-sized rooms or too many built-ins can all impact how quickly a home sells. Ornately designed pools that require extra maintenance can also drive down a home's price.

Those who are buying a home for retirement and who have no plans to go can allow themselves a small more leeway. Since resell value may not need to be a prime consideration, more customization is acceptable than in a starter home. Couples who are likely to be transferred for career reasons, on the other hand, should make sure that their choices will be acceptable to most.

In summary, there are pros and cons to custom built homes. But if the goal is to get exactly what you want in a home, it is the best way to go. It is also more economical than buying what you do not want and having to remodel to suit your tastes.

Lighting Your Open Or Enclosed Metal Carport

Author: Carport Empire

If you’re plotting to add an open or enclosed metal carport to your property, be sure to do a small legwork before your Carport Empire professional installer arrives, especially when it comes to wiring. Although Carport Empire does not provide electrical wiring services, your new or existing structure can be wired for electricity and phone service. Your best bet is to talk with an electrical contractor or telephone service provider first, as your plans, as well as the locations of your existing underground utilities wiring (including not just electrical and phone, but gas lines too) may affect the placement and orientation of your new carport.

In plotting your electrical wiring, a prime consideration is lighting. Wiring likely will come from the same wiring that powers and lights your home or existing attached garage, depending on how close your new detached carport is from your house. If your carport is small, one or two lighting fixtures may be adequate. A larger, double-bay or triple-bay metal carport, metal garage or metal building may require multiple fixtures to provide adequate lighting. And if you plot a corner workshop table, for instance, you’ll need to be sure that an electrical outlet for a plug-in lamp is nearby.

If your carport is enclosed, most any standard lighting fixture should work fine. Open carports, but are subject to moisture conditions, particularly in rainy, snowy or humid coastal climates. If your new carport will have an open or partially open configuration, you’ll need to install appropriate outdoor lighting fixtures that are resistant to moisture. Consider adding floodlights around the corners of your open carport, and pathway or driveway lighting in the ground leading up to your carport to help ward off vandals and thieves.

For open carports, solar-powered lighting costs more than electricity-powered lights initially, but will save you money on energy costs in the long run. A solar light with a motion sensor assures the light will come on only when someone is around, then automatically turn off after a period of non-movement. This avoids wasted energy and money when no one is around, plus helps to alert you if a unwanted prowler – whether a thief or a four-legged visitor such as a rascally raccoon looking for a free meal – has approached your carport.

Who is a Solar Energy Contractor ?

Author: Justin D

A solar energy Contractor is that contractor hired by a owner of that unit which can blankly depend upon the complete installation of the solar cell electric unit and uses upon productive measures to safeguard the installation amount of the client thereupon. It is the wholesole responsibility of the contractor itself to choose abrabded solar product of the market with no substitutes or duplication processes and have the rights with complete credibility towards the client if in case the product turns out to be inferior or might fail in the long run because usually when a specific contractor is hired to specifically poduces a 100% output of the electric cell solar unit its working capacity is more then what the client can buy himself from the domestic maket with less or no guarantee of the purchasing done thereupon therefore with hirinf process the client somewho gets insured of the item and can also lay the blame on his shoulder as what could have gone incorrect or why the contractor is taking so much of time in installing the unit sooner or later.

There are mainly various interconnected sophisticated components that are fragile by nature and a small bit of lacklustre behavior could takes it toll over the client who is ready to buy the unit sooner or later. It’s the duty of a hired contractor to specify every sophisticated component of the solar product to the owner with descriptive analyses as to what could happen with the stipulated guarantee of product working for years and the cost of maintenance equires for timely over-hauling of the defined solar unit. With the helpof a contractor the component can be replaced easily as what it might take more time by the cutomer itself. The working procedures of the contractor could be learned broadly according to such terms mentioned: There are different varities and sections of solar unit system such as: A complete “Stand alone solar system” is economically brilliant. The system is used primarily for RV systems; cabins; backup; lighting and for portable power systems. The Photovoltic array size (solar panel numbers) and battery will wholeheartedly depend upon individual power requirements. The solar panels charges up the battery during daylight hours and the battery thereby supplies power to the inverter for improved productivity of the unit. A contractor could recommend to have 2 inverters to supply for AC house current which might becoe necessary to power up large loads used upon for air-conditioners. The two could be demanded as one can wok while other has gone for servicing or repairing work. Certain clients hire contractors because they possess more knowledge and information about the fickle climatic conditions because a particular client might never know prolonged adverse affects of the fickel climatic conditions.

A contractor could also recommend for extra battery storage if in case the system doesn’t work in the first instance. The other basic but vital components to be installed in a solar panel unit might consists of charging controllers; cells; arrays; inverters; wirings; etc. A solar panel unit contractor should be an expert to know upon the type of enewable energy source a client demands with years of practising up of installations of such units commercially. A contractor can also be questioned about another specific manufacturing enterprise for such products or othe industrialized labors who are the experts working as a team for the contractor. The warranty and service policies are offered by competing bids.

Infrared Saunas Gaining Popularity

Author: Mitch Endick

Time was that a sauna needed hot stones heated by wood or other heat source such as gas or electricity. A new heat system using infrared has been gaining in popularity. Advocates of infrared saunas point out that the infrared energy used to heat the air is more beneficial than traditional steam saunas.

Anyone who has been in a hospital maternity ward might have seen the heating systems used to warm the skin of newborn babies. Infrared radiation is all around us and radiated by everything from our own bodies to the remote control for your television. Even ice emits infrared rays but at a much different wavelength. Infrared heaters, such as the type used to heat infrared saunas, utilize what is referred to far infrared. IR should not be confused with nuclear radiation.

Considered safe and as well as efficient, these personal saunas are said to cost just pennies an hour to operate. Unlike steam saunas, infrared heaters do not use hot stones or water making the dry heat more tolerable for many people. The infrared radiation generated is not like the ultraviolet radiation produced by the sun so exposure to infrared does not have the same negative effects on the skin as UV radiation. Infrared saunas conduct more heat to the body much more quickly than steam saunas and operate at a much lower ambient temper at somewhere between 110 degrees to 130 degrees Fahrenheit. The average steam sauna operates at between 180 degrees to 210 degrees Fahrenheit. Since prolonged exposure to either the steam heat of a traditional sauna or the heat of an infrared sauna, people with certain medical conditions should always consult a physician before using or purchasing a personal sauna.

Personal saunas are a useful and attractive addition to any home and can take less than an hour to install depending on how the sauna is designed. Many personal saunas come in a two piece kit and can be assembled with a minimum number of simple hand tools. Many one and two person models can be operated off existing 110 volt residential electrical service and just need to be plugged in. Some larger models operate on 220 volt service and your installation may require the services of a qualified electrician.

Many personal saunas included infrared models feature a wide variety of options from wood types like cedar and hemlock to different seating configurations and CD music systems to aroma therapy. Since the infrared heating system does not use steam to heat the body, infrared saunas are cleaner to simpler to keep clean.

Energy efficient and inexpensive to operate, an infrared sauna also provides a comfortable way to detoxify the body and ease the stress of daily life. Some advocates claim that infrared saunas can even enhance weight loss by burning up to 1000 calories an hour. So whether you want to use your sauna for weight loss, detoxification or just to unwind after a hard days work, a personal infrared sauna may be right for you.

Vehicle & Equipment Tracking – Making it Work

Author: Digicore

A major challenge for all fleet operators, whatever industry sector they operate in, is how to manage drivers, vehicles and other mobile assets when they are “out on the road” and effectively out of sight.

Telematics-based vehicle tracking and fleet management solutions, that utilise GPS (Global Positioning System) satellite technology, give vehicle and equipment operators control over their assets and employees, in a way never thought possible only a few years ago. Maximum optimisation isn’t the impossible dream that it once was, and businesses can now see at a glance exactly where their assets are and co-ordinate and protect them far more effectively.

MAKING IT WORK FOR YOU

Despite what some might tell you, vehicle tracking technology cannot be all things to all people, and installing a system won’t immediately solve all transport-related problems or optimise a vehicle operation overnight. Promises of data on every aspect of your fleet won’t help you either unless there is an effective means to transfer this into knowledge.

Not many companies in the telematics field are making money today – a major proportion of service providers go bust within the first two years of business. The field is overdue a shakeout and we will certainly see some consolidation in this sector. Make sure when you are selecting a supplier that it has a excellent track record, an brilliant reputation and, not least, a sound balance sheet

Choosing a vehicle tracking system takes careful consideration. It is about businesses knowing what they really want, not just now, but also in the future. Focusing on what realistically can be achieved is essential, but businesses need to know that their requirements will change, so any telematics solutions has to possess the flexibility to evolve and adapt to these changing needs.

Furthermore, no two businesses possess the same needs, so it is critical to select a solution that can be tailored to specific requirements. Imagine the varying needs amongst electrical contractors with every single one having individual requirements and operating with different working practises.

For example, protecting vehicles and assets against theft requires different functionality than a work flow management and job scheduling solution, but a vehicle tracking system needs to possess the flexibility to handle both should this be needed. It is worth considering the benefits of selecting a partner that can develop a bespoke tracking solution rather than procuring an off-the-shelf device that may lack sufficient adaptability and expandability.

To best utilise a vehicle tracking solution, there needs to be substantial levels of commitment from both the telematics service provider and the fleet operator itself. This doesn’t just mean financially, company’s need to also set aside some resource to develop and manage the process. A company also needs to communicate openly with all its stakeholders – whether this is directors, employees, drivers, customers or suppliers – to ensure everyone understands the reasoning for the solution and the potential benefits.

Vehicle tracking and telematics systems can fundamentally change the way companies do business, and if it doesn’t then the solution is not working. What is needed is clearer thinking to define what will add value to a business and how companies can work smarter using the knowledge that this technology offers.

Flood Insurance and What you Need to Know

Author: Martin Van Nostrand

With even state and national governments finding their budgets taxed by flood costs, individual property owners can’t afford to go without flood insurance. Even hurt from a burst water main is likely to be considered ineligible for payments from a property policy. The government has increased efforts to warn property owners of flood risk in light of recent disasters.

Flooding is an nearly universal danger in developed areas—factors such as drainage, snowmelt and manmade water systems can contribute to disaster. Heavy rain is not necessary for a flood to occur. A excellent flood insurance policy will cover these bases for you, allowing you to delight in security for your home or business.

Thousands of communities face hidden flood dangers. Insulated from the coast, not known for heavy rain, residents in some areas are likely to underestimate the risk of flooding. The government and insurance companies have taken steps to inform New Jersey residents of the importance of flood insurance.

A cornerstone of governmental information campaigns on flooding has been the fact that it can strike nearly anywhere. Factors such as flat ground and poor water absorption can increase the risk. Ground that is frozen hard or baked dry on top is likely to whisk water your way. Rapidly developing communities are sometimes given a shock when the first rainfall reveals deficiencies in their drainage systems.

The trials of communities facing floods in both England and North America have been front-page news. The message coming from many government agencies is that when it comes to flooding, property owners can pay now or pay later. Paying now is usually the more attractive option—although the dented bottom lines of many insurers may make some say otherwise.

Court battles over insurance claims resulting from disasters such as Katrina have left hard feelings on the side of both victims and insurers. Recent rulings have pointed more strongly to the need for home and business owners to buy flood insurance alongside their property insurance policies.

The federal government has established a clearinghouse for flood risk assessments and flood insurers. The site contains tools that can rate your flood risk based on your address, as well as help you estimate what your premium will cost.

Rewire your Home: Leave It to the Experts

Author: Teni Hall

The largest investment the vast majority of Americans will ever make is in their primary residences.  In today's competitive real estate market, homeowners are looking for every possible avenue in support of increasing their home's value.  Whereas some home improvement projects are perfect for weekend hobbyists, others require work from expert contractors.  A prime example of these type jobs are any that include electrical work.  When seeking a contractor to rewire electrical outlets it is imperative that you select a qualified vendor.

Inferior electrical work can result in hazardous wiring and other potential dangers to both your home and your family.  Homeowners who are unqualified to do rewiring work should not attempt to save money by turning electrical work into a DIY endeavor.  Similarly, hiring an unusually cheap electrical contractor can often prove to have disastrous results.

Homeowners can take several steps to protect themselves when hiring a contractor to rewire electrical outlets.  Using an electrical contractor referred by a trusted source is the most effective route towards ensuring quality work.  If you are unable to get a referral from friends or family, then it is incumbent upon the homeowner to question for references from all potential contractors.  Following up by really calling the references is also a smart step.

The Better Business Bureau is also an brilliant source of information.  Ensure that any contractor you hire has a excellent BBB record, and avoid those with unresolved complaints.  Electrical contractors also need to be licensed in virtually all American locales.  Verify that any electrical contractor hired to rewire your home is properly licensed and is in excellent standing with all applicable trade groups and associations.

The majority of electrical contractors are also bonded.  This means that they are backed with an insurance policy which will cover any hurts which might arise from their work.  Question all contractors bidding to do rewiring work whether they are bonded and the amount of their bond if they are.

Leave it to the experts when it comes to electrical work done on your largest investment.  Saving a small money by hiring unlicensed workers is not worth risking your family's safety.  Furthermore, eventual inspections by potential buyers could uncover sub par electrical work causing a pending sale to fall through.  Do the smart thing and only hire a quality contractor to rewire electrical outlets.

 North Carolina Electrical ...

Local Electricians ?Advantages , Myths

Author: Thomas

http://www.providenceelectricnc.com/electricianelectricians.htm

Local electricians , hi this is Tom harp with Providence electric we are your local electricians in the South and North Carolina region . How can we cover so many service areas in the North Carolina South Carolina region of the country and still have a small company that provides low prices and top quality electrical service work use the customer? Well it's very simple we are located at one central location in Charlotte North Carolina but we use local electricians from areas all surrounding Charlotte and deep into other areas of North Carolina . By employing local electricians from various different counties and cities around our area and providing them with the work truck to take home weekends in electrician out your home that may be more than 50 miles from our shop but the electrician himself is no more than a few blocks many times . As far as our supplies are concerned no local electricians that can keep its prices low would ever drive the one central location say 40 or 50 miles from his job to go and get supplies . All electrical service companies that operate in the North Carolina area and across the entire United States these days by their supplies primarily from the Home Depot or from Lowes. When hiring a local electrician is simply doesn't make any sense for them to drive clear back to their office to pick up the materials for your job . They would pass for home depots usually along the way . As well many of the service calls that require local electricians to come out and do work on them are very small call such as an outlet or a ground fault circuit interrupter type device causing the electricity to not working your kitchen or bathroom outlet areas . Some common service calls that we run into our outlets not working in the kitchen and bathroom areas outlets not working on the exterior of the home circuit breakers stripping lighting that does not work or lighting that is flickering or dimmer ring and the list goes on .

We also troubleshoot air-conditioning systems that don't work and air-conditioning systems that are tripping the breaker constantly . Many times with the heating and air-conditioning systems of the home they have been wired by heating and air-conditioning system technician and not by a qualified local electrician . In this case a local electrician that would have wired the air conditioning or heating unit was not present and therefore the HVAC technician to a substandard job would installing the wiring for the new or repair of an HVAC system . That having encase the HVAC technicians in no way are fermenter with the electrical code advertise they simply wire the unit up in the best way that they know how to order to make the unit work at the time and function so they can collect their service call fee and get the heck out of Dodge . At Providence electric we only use the finest local electricians from the surrounding North Carolina and South Carolina regions . Are electricians are tested and have a minimum of 12 years experience in the electrical trade before they are sent out to your home to do a repair or an installation of a new product . So the installations that we provide on a daily basis are recessed lighting, undercabinet lighting, ceiling fan installation, wiring for overhead lights in bedrooms where there is no wiring, coach lighting, chandeliers, exterior ceiling fans, hanging exterior light fixtures, installing hardwired smoke detectors, pre-buy home inspection assessments for local realtors, and the list goes on.

We have been in business here in the local North Carolina region for over 17 years . For that entire time we have set our sights on doing specifically one thing in the marketplace . That one thing is to supply our communities with the highest quality electricians possible and to do the certain types of work that are necessary for the maintenance and upkeep of residential and commercial dwelling units on a daily basis . We focus primarily on small electrical repairs and small electrical installations we have a number of clients on any given day as many as 15 or 16 in one day. That having been said the electricians that we use have to be highly qualified very creative individuals in order so that they can adapt and make the necessary repairs and installations that they may and counter on a daily basis . One thing is for sure no one job is the same and the versatility of the request of the customers that come across our desks on a daily basis are extremely extensive . With such a wide range of jobs and repairs and installation request that come across our tests every day , we must have highly qualified trained local electricians ready to do these types of jobs at a moments notice .

A local electrician working and living in your community is the best suited individual to come into your home or business and make repairs or updates . These electricians live in your area and are very familiar with the construction types of buildings that are common and specialized to your area . As well they are from manner with any local codes that may be in force in your area and our up-to-date with the inspectors requests as far as the city is concerned is there interpretation of the national electrical code . My name is Tom harp on the owner of Providence electric I have been doing electrical work here in the local North Carolina region for over 20 years . I like North Carolina and I call this place my home . I consider the various forms of construction that have been used here in the Charlotte area a fantastic opportunity to be able to come in on a daily basis and do a wide variety of different installations and repairs on different structures from various different time periods . We have done many historical restorations in certain parts of Charlotte , and we have helped win the hurricanes that pounded the coast with power restoration and updates in remodeling . We have gone into in direly new buildings in wired them from the ground up although that is not our specialty and we tend to stray away from that type of local electrical work . Our primary focus is on service and on you the customer on a daily basis calling in with your small repair or troubleshooting type problem . We are experts at troubleshooting small electrical problems in homes and offices . Many many times we go out jobs were a handyman or a well-meaning neighbor has come in and try to solve a problem and finished up after many hours of frustration and grief calling us out only to see is repair the problem in about 20 minutes . After you've wired thousands of houses and troubleshooting in various different locations and areas in different types of structures and different types of situations , you pretty much have seen just about everything that could possibly go incorrect with the structure as far as electrical system is concerned . That having been the case once you get it in there and get it done once ride is usually a no-brainer to do it again and again and again .

That's what we specialize in here at Providence electric ,. We use local electricians from the local community that know their business and who know how to come in and solve your problem in a minimum amount of time keeping your service call fee to a minimum . We have some and come out to your home or business to troubleshoot electrical problem the last thing that you want is somebody who's a small of not so confident as far as their skills in troubleshooting particular electrical problems . You want somebody who walks into the structure and can in essence look through the walls and see the entire electrical system as it was wired on the first day that the electrician walked into the structure to start pulling the wire . To be able to be inside this electricians mind and to know what he was thinking and to consider how he may have wired the structure is extremely valuable to the local electricians that comes out to your home or business to try and troubleshoot your problem . If they have no experience in doing new construction then they will have very small chance of really finding and repairing your problem in a timely manner and remember a timely manner needs a low cost to you as a customer . If you're paying somebody to come out and fix the problem by the hour and they end up to be a doofus Joe who take 2 to 3 hours to fix a one-hour job guess who ends up paying for their inexperience , that's right you do . I would never send a man out to troubleshoot a job that I didn't feel was 150% competent in the knowledge and experience necessary to be able to fix the problem but I'm sending him to .
